<br /> <br />The rivers and streams for which FEMA has prepared detailed engineering studies may <br />also have designated floodways. The floodway is the channel of a watercourse and portion <br />of the adjacent floodplain that is needed to convey the base or 100‐year flood event <br />without increasing flood levels by more than 1 foot and without significantly increasing <br />flood velocities. The floodway must be kept free of development or other encroachments. <br />Existing coastal and riverine flood maps are available from FEMA, and including existing <br />and preliminary map products for the San Francisco Bay and the Outer Coast of <br />California.27 <br />The following factors contribute to the frequency and severity of coastal flooding: <br /> Astronomical Tide <br /> Storm Surge <br /> Wind Waves <br /> El Nino Events <br /> Sea Level Rise <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />27 http://www.r9map.org/Pages/California.aspx?choState=California
