HERON BAY MAINTENANCE ASSESSMENT DISTRICT <br /> ASSESSMENT DISTRICT NO. 96-3 <br /> CITY OF SAN LEANDRO <br /> EXHIBIT D <br /> Basis of Allocation of Assessments <br /> The total maintenance costs per year for all facilities listed in the foregoing "Description of <br /> Work" for all phases of the Heron Bay Development were estimated, and incidental <br /> administrative expenses and a Maintenance Reserve Fund were added to yield a total annual <br /> cost. This total cost was then pro-rated to the anticipated 629 housing units, (451 single- <br /> family detached lots and 178 motor court units) so that the relative allocation to each motor <br /> court unit is 66 2/3% of the allocation to each single-family detached unit. In total, the 629 <br /> housing units are assessed the total estimated costs for each fiscal year. <br /> 20 <br />
