• S <br /> Ford Land Development Company 4 February 29, 2000 <br /> 1111 Marina Boulevard <br /> PROJECT PROPOSAL <br /> Site Plan and Building Floor Plan: <br /> All of the existing buildings on the site will be demolished with the exception of a steel building <br /> adjacent to the Teagarden Street frontage of the property. The building to remain has an area of <br /> approximately 33,500 square feet. The new auto showroom and office area building is <br /> approximately 11,740 square feet. The showroom will face the Marina Boulevard and Teagarden <br /> Street corner of the property. The two sides of the building facing both streets will have patio <br /> display areas for new cars. There will also be a circular display area midway between the building <br /> and the corner with a walkway leading from the corner to the main entry to the building. The <br /> building will be two stories with car display and offices on the first floor and additional office and <br /> training facilities on the second floor. The rear of the building will be connected to the existing <br /> metal building. This building will be used for parts storage and auto service. The plan shows <br /> approximately 48 service bays. Some of the bays will be used for auto washing and detailing. <br /> Access, Parking and Auto Storage: <br /> An existing driveway on the Teagarden Street frontage of the property will be retained. It will have <br /> a security gate and will provide access for employees and trucks delivering parts and new cars. <br /> Customers can also use this driveway during business hours. There will be two driveways on <br /> Marina Boulevard. One will be the main customer entry driveway leading to the building and the <br /> car service entry area. The other will be for staff use. These driveways will permit right turn in and <br /> out only and will be provided with security gates when the business is closed. Customer parking will <br /> be located along the two building frontages for maximum convenience. On the east side of the <br /> showroom building there will be a service drive for customers to leave their cars for servicing. There <br /> will be stacking for approximately 30 cars. Once the cars are left by the customer they can be taken <br /> directly into the service building or parked in the outside car service parking. <br /> There is a 28-foot wide driveway that extends along the rear of the site. This will have adequate <br /> width to permit the unloading of new vehicles from the delivery trucks. The cars can then be taken <br /> directly into the service building for preparation or parked in the car service parking on the east side <br /> of the building. <br /> The site plan indicates that the parking on the site will be divided up into the following areas: <br /> Customer Parking 20 spaces <br /> Employee and car service parking 125 spaces <br /> Vehicle Display 414 spaces <br /> Patio Vehicle Display 25 spaces <br /> Total 584 spaces <br /> 3Citt <br />
