Staffing Capacity and Project Management <br />Building Solutions for Municipalities B-1 <br /> <br />Project Understanding and Approach <br /> <br />TRB + As sociates, Inc. (TRB+) would like to confirm its intent to provide Building Plan Check Services in <br />accordance with the Scope of Services identified in the City of San Leandro Request for Qualifications <br />document. In sum, it is our understanding that the City of San Leandro Building Division is seeking <br />qualified consultants to assist the City with building plan review services on a broad range of project types, <br />on an as-needed basis. We understand that all such services would be coordinated with the City Building <br />Official. <br /> <br />Building Plan Review Scope Understanding <br /> <br />Perform as-needed plan review services for residential, multi-family residential, commercial, and industrial <br />projects encompassing building code, electrical, plumbing, mechanical, fire protection (if requested), Title- <br />24 energy, disabled access, and green building standards; as well as floodplain, wildland urban interface <br />fire severity zone, hazardous materials, and state housing law Title-25 factory built structure <br />considerations, as applicable. <br /> <br />Review building plans, design calculations, and material specifications for structures proposed for <br />construction, as well as fire protection system plans and design calculations (if requested). Plans will be <br />reviewed for completeness and correctness based on the California Building Code, California Residential <br />Code, California Mechanical Code, California Electrical Code, California Plumbing Code, California Green <br />Code, California Energy Code, California Fire Code (if requested) and other applicable ordinances as <br />adopted by the City. <br /> <br />Electronic Plan Review: As an alternative to review of hardcopy media, TRB+ can review electronic <br />media should it be the desire of the City to accept submittals electronically. The staff of TRB+ has been <br />leaders in the field of digital plan review and workflow management; as such, we have the experience and <br />know-how to efficiently manage the review of electronic documents. <br /> <br />With electronic submittal of all plan documents, we are able to track and communicate all plan review <br />comments and approvals through a project web site. Plan submittals would be accepted and comments <br />generated in Adobe® PDF format. <br /> <br />We are prepared to accommodate plans electronically should the City be interested in offering this as an <br />option for applicants. <br /> <br />City of San Leandro | Building Plan Check Services
