All signage on the portion of the property occupied by the applicant shall be kept in <br /> a good,clean,sound condition at all times;any damages shall be promptly repaired. <br /> F. All vehicle parking on the portion of the property occupied by the applicant shall be <br /> undertaken in a neat and orderly manner at all times. <br /> IV. GENERAL CONDITIONS <br /> A. All requirements of the State of California for child care facilities shall be satisfied <br /> and maintained current and in compliance at all times. <br /> B. The approvals granted by the City as a result of this application, as well as the <br /> Conditions of Approval, shall be recorded in the office of the County Recorder of <br /> Alameda County. <br /> C. No signs shall be erected without prior approval by the Community Development <br /> Director and after first obtaining a building permit. <br /> D. No temporary or unauthorized signs including but not limited to banners, balloons, <br /> streamers and pennants shall be placed on the property, unless approved by the City <br /> under a Special Event Permit. <br /> E. All uses and activities shall comply with the provisions of the San Leandro Noise <br /> Regulations(Title IV,Chapter 1 of the Municipal Code). <br /> F. No application for amendment of the application or Conditions of Approval shall be <br /> accepted or submitted for processing by the City unless (i) there is full compliance <br /> with all terms of the application and Conditions of Approval; or (ii) Zoning <br /> Enforcement Official and/or Community Development Director waives compliance <br /> with minor terms of the application and Conditions of Approval pending application <br /> for amendment. <br /> G. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on April 25, <br /> 2017, unless a) diligent progress evidencing a good faith intent to commence the <br /> intended use, or b) a written request for a one-year extension of the administrative <br /> review permit is approved by the Zoning Enforcement Official and/or Community <br /> Development Director,and there are no outstanding enforcement complaints. <br /> Agreement to Conditions April 25,2016 <br /> PLN16-0013 Page 4 of 4 <br />
