PD-83-3 -Rec. Cond. <br />\ <br />I <br />-3-January 27, 1984 ' <br />(k) The appearance of the site from adjacent streets and freeways and from <br />nearby property shall be of an attractive character. Special care shall <br />be taken to assure that roo·f equipment is screened from view and that <br />visible roof areas are given special architectural treatment. Any above- <br />ground electric and gas meters, transformers, outside refuse storage areas, <br />or other utility areas shall be screened from view by screen fences, walls <br />or landscaping. <br />(1) Any tenants in the center using substantial amounts of hot water, such as <br />restaurants, health spas, laundries, etc., shall install a solar-assisted <br />hot water system prior to occupancy. <br />(m) All outside area lighting shall be high pressure sodium (hps) or other <br />energy-conserving lighting approved by the City Engineer and shall be <br />so designed and located as not to interfere with traffic on adjacent <br />streets or freeways. <br />(n) Any large trucks serving the shopping center (excluding pick-up trucks, <br />vans, etc.) shall not be parked on the site between 9:00 p.m. and 7:00 <br />a.m. except at a designated loading dock or in the space between the main <br />building and State Route 17. Trucks not making delivery or pick-up at the <br />site shall not be permitted to park or to liave cabs or trailers on the site. <br />(o) Prior to issuance of a building permit, applicant shall grant to the City <br />right-of-way necessary for the widening of Lewelling Blvd. and Washington <br />Ave. as designated on Exhibit A, dated January 19, 1984. Applicant shall <br />construct improvements ·within the Lewelling Blvd. and Washington Ave. <br />rights-of-way along the property frontage and the frontage of the property <br />of the Japanese Christian Church of San Lorenzo including, but not limited <br />to, curb, gutter and sidewalk, tie-in paving, street and traffic signing, <br />electroliers, and new or modified traffic signalization at Tropic Court <br />and Lewelling, Washington and Lewelling and Fargo and Washington, all in <br />accord with the standards and requirements of the City Engineer. <br />(p) Details of screening and noise reduction for all exterior or roof mounted <br />equipment, including gas compressors, electrical transformers, etc., but <br />excluding solar energy collector panels, provided they are integrated into <br />the overall roof design shall be shown on all Precise Development plans. <br />(q) All four sides of building elevations shall be given comparable architectural <br />treatment. Details shall be shown on all Precise Development plans. <br />(r) Details of any proposed free-standing or roof signs and specific sign <br />locations for wall, canopy or under-canopy signs shall be shown on all <br />Precise Development plans. Signs for the center as a whole and a coordi- <br />nated sign program for the site shall be included with the Precise Develop- <br />ment Plan for Sub-Unit 1 to assure consistency of signing among sub-units <br />and tenants. Major signs shall be designed to conform to the prevailing <br />materials and colors used on the site. <br />(s) Exterior aluminum doors and window trim shall be dark anodized aluminum. <br />59
