BB. , Wastewater from vehicle and equipment washing operations shall be directed to a <br />treatment device prior to discharge to a sanitary sewer; and shall not be discharged <br />into the storm drain system. <br />CC. The proposed vehicle wash area shall be located on a wash pad, roofed, bermed, <br />and connected to washwater treatment system and sanitary sewer, subject to the <br />local sanitary sewer agency's authority and standards. <br />DD. The applicant shall agree to a right -of -entry for the inspection of stormwater <br />treatment structures and shall submit a signed Stormwater Operation and <br />Maintenance (O&M) prior to grading permit approval. <br />V. FIRE DEPARTMENT <br />A. Fire hydrants and fire flow shall be required for the project per the California Fire <br />Code Appendix B and C. A fire hydrant shall be required within 250 feet of the <br />frontage of the property. In the event the existing fire hydrant(s) do not meet this <br />requirement a new fire hydrant shall be required. Fire flow information shall be <br />provided for the site. The minimum required fire flow for the site shall be 1,500 <br />gallons per minute (gpm). Note: Fire flow information is available from East Bay <br />Municipal Utility District (EBMUD). <br />B. A Knox box shall be required at the entry to the building and at the gate, to the <br />satisfaction of the Alameda County Fire Department. <br />C. If a Type -I hood is necessary as cooking equipment, a fire protection system shall <br />be provided in the hood. A permit shall be required for the system prior to <br />installation. <br />D. The project shall comply with the applicable Building and Fire Codes as adopted by <br />the City of San Leandro. <br />VI. MAINTENANCE <br />A. The project site shall be well-maintained and shall be kept free of litter, debris and <br />weeds at all times; during construction, the site shall be well-maintained and shall <br />be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls, perimeter walls and/or <br />fences. The developer and any successors in interest shall comply with the rules and <br />regulations of the City's graffiti removal program and shall grant a license and right <br />of entry as requested to enforce the terms of such program. <br />C. The signs on the property shall be well maintained at all times. Any damage to the <br />signs shall be promptly repaired or replaced. <br />D. Unauthorized and temporary signage shall not be permitted on the property, except <br />as approved for a specified amount of time in a Special Event Permit granted by the <br />City Community Development Department. <br />PLN2013-00016 Agreement to Conditions <br />May 9, 2013 Page 10 of 14 <br />
