<br /> Ordinance , Exhibit D: Amended Article 16 <br />Note: underlined and bolded text represents new text; strike through represents text to be eliminated <br />A legally created lot having a width or area less than required for the base district in which <br />it is located may be occupied by a permitted or conditional use if it meets the following re- <br />quirements: <br /> <br />A. R Districts. Such lots shall be subject to the same yard, setback, density, and FAR <br />requirements as a standard lot. One (1) dwelling unit may be located on a lot of less <br />than required area or width if it conforms to all requirements for a single-family dwell- <br />ing in the RS District. A use permit shall be required for any other proposed new use. <br /> <br />B. Other Districts. A use permit shall be required for any proposed new use. (Ord. 2004- <br />007 § 5; Ord. 2001-015 § 1) <br /> <br />4-1652 Development on Lots Divided by District Boundaries <br /> <br />The regulations applicable to each district shall be applied to the area within that district, <br />and no use other than parking serving a principal use on the site shall be located in a dis- <br />trict in which it is not a permitted or conditional use. Pedestrian or vehicular access from a <br />street to a use shall not traverse a portion of the site in a district in which the use is not a <br />permitted or conditional use. (Ord. 2004-007 § 5; Ord. 2001-015 § 1) <br /> <br />4-1654 Building Projections into Yards and Courts <br /> <br />Projections into required yards or required open space shall be permitted as follows. In <br />addition, all development proposals in the SA Districts shall be reviewed by City staff to <br />ensure general consistency with the provisions contained in the Design Guidelines in the <br />East 14th Street South Area Development Strategy. <br /> <br />A. Cornices, eaves, mechanical equipment, and ornamental features: two (2) feet. <br /> <br />B. Uncovered porches, terraces, platforms, decks, subterranean garages, and patios not <br />more than thirty (30) inches in height: three (3) feet in a side yard, and six (6) feet in a <br />front or rear yard for a length of ten (10) feet parallel to the adjoining property line. <br /> <br />C. Balconies, stairs, canopies, awnings, and covered porches: six (6) feet into a front or <br />rear yard, and two (2) feet into an interior side yard. <br /> <br />D. Fire escapes: three and one-half (3½) feet. <br /> <br />E. Bay windows: two and one-half (2½) feet for a width of no more than eight (8) feet. <br /> <br />F. Chimneys: two (2) feet, except where the required setback from an interior property <br />line is three (3) feet or less in which case no projection is permitted. <br />
