<br /> Ordinance , Exhibit D: Amended Article 16 <br />Note: underlined and bolded text represents new text; strike through represents text to be eliminated <br />mation required by the Zoning Enforcement Official to determine whether the pro- <br />posed bed and breakfast inn conforms to all the requirements of this ordinance. <br /> <br />The Board of Zoning Adjustments shall approve a bed and breakfast inn after a duly <br />noticed public hearing upon finding that: <br /> <br />1. The bed and breakfast inn will be operated by a property owner or resident man- <br />ager living on the premises; <br /> <br />2. The bed and breakfast inn conforms to the design and development standards of <br />Subsection C of this Section and is compatible with adjacent buildings in terms of <br />building materials, colors and exterior finishes; and <br /> <br />3. Public and utility services including emergency access are adequate to serve the <br />bed and breakfast inn. <br /> <br />C. Design and Development Standards. <br /> <br />1. Number of Guest Rooms. No more than six (6) rooms shall be rented for lodging. <br /> <br />2. Parking. A minimum of one (1) independently accessible, off-street parking space <br />shall be provided for each guest room plus one (1) for the resident owner. This <br />requirement may be reduced to one (1) space for each two (2) rooms for a bed <br />and breakfast inn provided that the Board of Zoning Adjustments finds that on- <br />street parking in the vicinity is not subject to time restrictions that would interfere <br />with the hours normally required for guest parking. <br /> <br />3. Signs. No identifying sign shall be displayed other than one (1) sign no larger <br />than six (6) square feet per frontage identifying the name of the establishment. <br />The face of the sign may be indirectly illuminated by an exterior light source en- <br />tirely shielded from view, but no illumination from an internal light source shall be <br />permitted. (Ord. 2008-003 § 11; Ord. 2004-007 § 5; Ord. 2001-015 § 1) <br /> <br />4-1676 Airport Safety Zones <br /> <br />The following regulations shall apply to land uses occurring within airport safety zones es- <br />tablished for Metropolitan Oakland International Airport by the Alameda County Airport <br />Land Use Commission (ALUC) and set forth in the Airport Land Use Policy Plan. Maps of <br />airport safety zone boundaries as established by the Airport Land Use Policy Plan are <br />kept on file with the Zoning Enforcement Official. The airport safety zone boundaries shall <br />also be delineated on the Zoning Map with reference to applicable regulations. <br /> <br />A. Purposes.
