IV. ENGINEERING & TRANSPORTATION DEPARTMENT RFOMEM ENTS <br />L Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in which the <br />applicant may protest the imposition of any fees, dedications, reservations, or other exactions <br />imposed on this Project by these Conditions of Approval) will begin on the date of the <br />conditional approval of this Project. If you fail to file a protest within this 90 -day period, <br />complying with all of the requirements of Government Code Section 66020, you will be legally <br />barred from later challenging any such fees, dedications, reservations or other exactions. <br />2. The proposed development shall comply with City ordinances, policies and regulations. All <br />improvements shall be in accordance with the City's Design Standards, Specifications and <br />Standard Plans unless otherwise specifically approved by the City Engineer. <br />3. Prior to the issuance of building permits for the project, the Applicant shall obtain an <br />Encroachment Permit from the Engineering and Transportation Department for any work within <br />the public right-of-way. <br />4. A one-time Marina Boulevard/Interstate 880 Traffic Impact Fee shall be assessed in the amount <br />of $21,905.89, and shall be paid prior to issuance of building permit. This fee is subject to change <br />at the beginning of each fiscal year. <br />5. A Development Fee for Street Improvements (DFSI) shall be assessed in the amount of of <br />$16,131.12 and shall be paid prior to issuance of the building permit. These fees are subject to <br />change each fiscal year. <br />6. Proposed ADA parking stalls pavement markings, signage and design shall be in compliance <br />with the City of San Leandro Standard Plans Dwg. No. 600 and Dwg. No. 602. <br />V. FIRE DEPARTMENT REQUIREMENTS <br />1. Applicant shall obtain Building and Fire Permits for all modifications to the facility. <br />2. Applicant shall provide a Life Safety Fire Alarm System throughout the facility. <br />3. Applicant shall provide an Ansul system (UL 300) if a Type I hood is installed with appliances <br />that produce grease laden vapors. <br />4. Applicant shall provide emergency lighting and exit signs to illuminate the means of egress path. <br />5. Applicant shall provide 2A 10B:C fire extinguishers (1 2A l0B:C fire extinguisher for every <br />1,500 sq./ft.) within the facility. <br />6. Applicant shall use lever or panic hardware on all access doors except for the main door which <br />can be a double sided key lock. <br />7. Applicant shall mount a Knox Box for Fire Department Access to the facility. <br />VI. BUILDING & SAFETY DIVISION REQUIREMENTS <br />1. The project shall comply with the California Building and Fire Codes as adopted by the City of <br />San Leandro. All exit access travel distances shall not exceed the requirements of the current <br />Building Codes. Building construction plans shall be submitted and approved prior to start of <br />any work. <br />
