CONDITIONS OF APPROVAL <br />PLN16-0018, 2567 Humboldt Drive <br />Victor Sipos and Cecilia Hernandez (Property Owners/Applicants) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibit A dated August 3, 2016 and <br />Exhibit B dated May 2, 2016, except as hereinafter modified. (Exhibits are on file at the <br />City of San Leandro, Community Development Department, 835 East 14th Street, San <br />Leandro, California, 94577). <br />Exhibit A — Site Plan <br />Exhibit B — Fence Detail <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. This Fence Modification allows for the construction of a 6 -foot tall redwood framed <br />fence with four inch square steel wire mesh panels to enclose the property creating a <br />private side and rear yard, where the portion of a fence between the heights of three feet <br />to seven feet is permitted when constructed with glass to allow for continued enjoyment <br />of the view; 2567 Humboldt Drive; Alameda County Assessor's Parcel Numbers 079- <br />0018-015-00. <br />II. GENERAL CONDITIONS <br />A. The fencing and gate shall be structurally sound and well maintained at all times; any <br />damage to the fencing and gate shall be promptly repaired or replaced. <br />B. Existing irrigation system or landscape material damaged during the fence installation <br />process shall be repaired and/or replaced. <br />C. Plant material shall be maintained in order to prevent it from growing on the fence <br />and obstructing the view. <br />D. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />E. No application for amendment of the application or Conditions of Approval may be <br />accepted or submitted for processing by the City unless (i) there is full compliance <br />with all terms of the application and Conditions of Approval; or (ii) the Community <br />Development Director can waive compliance with the terms of the application if they <br />are minor in content. <br />Agreement to Conditions August 25, 2016 <br />PLN16-0018 Page 3 of 5 <br />
