i <br />CONDITIONS OF APPROVAL <br />PLN16-0048,14790 Washington Avenue <br />VCA Bay Area Veterinary Specialists (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A, dated September 28, 2016, <br />except as hereinafter modified. (Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, California, <br />94577). <br />Exhibit A — Site Plan and Wall Details, Sheet A1.0 <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. This Fence Modification allows for the construction of five-foot, four -inch tall wall <br />with stucco exterior finish in the required 10 -foot front yard setback where three feet <br />is the maximum permitted height at 1470 Washington Avenue; Alameda County <br />Assessor's Parcel Number 77C-1305-3-4. <br />II. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to final Building Permit approval the following shall be completed to the <br />satisfaction of the Fire Department: <br />1. A Knox Box shall be required by the new entry. <br />2. Exterior Emergency illumination shall be required for the means of egress route. <br />III. GENERAL CONDITIONS <br />A. Prior to final Building Permit approval the following shall be completed to the <br />satisfaction of the Zoning Enforcement Official: <br />1. The existing irrigation system and landscape material damaged during the <br />construction of the wall and gate shall be repaired and/or replaced. <br />2. Additional landscape material, including shrubs and ground cover, and/or vine(s) <br />shall be added in front of the new wall to soften its appearance from the <br />Washington Avenue public right-of-way. <br />B. The wall and gate shall be structurally sound and well maintained at all times; any <br />damage to the wall and gate shall be promptly repaired. <br />C.
