D. Final building plans submitted for building permit shall incorporate a range of water <br /> conservation measures to substantially reduce average per capita daily use. These <br /> measures shall include the use of equipment, devices and methods for plumbing <br /> fixtures and irrigation that provide for long-term efficient water use, subject to the <br /> review and approval of the Building Official. <br /> V. ENGINEERING AND TRANSPORTATION DEPARTMENT REQUIREMENTS <br /> A. General <br /> 1. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If the applicant fails to file a protest <br /> within this 90-day period, complying with all of the requirements of Government Code <br /> Section 66020, the applicant will be legally barred from later challenging any such fees, <br /> dedications,reservations or other exactions. <br /> 2. The proposed development shall comply with City ordinances, policies and regulations. <br /> All improvements shall be in accordance with the City's Design Standards, Specifications <br /> and Standard Plans unless otherwise specifically approved by the Principal Engineer. <br /> Unless otherwise stated, the following Conditions of Approval shall be complied with <br /> prior to issuance of a Building Permit. <br /> B. Geotechnical Feasibility Assessment <br /> 1. The last paragraphs on Page 12 of the Geotechnical Assessment suggest that liquefaction- <br /> induced settlement of up to 3.4 inches may occur at the site, and a differential settlement <br /> of 1.7 inches across the footprint may be possible. The site features (walkways, etc.) that <br /> adjoin building foundations shall be designed to accommodate the estimated settlement <br /> without creating vertical offsets that lead to tripping hazards for pedestrians. <br /> 2. Third paragraph on page 13 of the Geotechnical Assessment report indicates that vertical <br /> excavations will require shoring and bracing. The applicant shall submit shoring and <br /> bracing plans signed by California registered Civil Engineer when applying for a Grading <br /> Permit. <br /> C. Phase I Environmental Site Assessment <br /> 1. First paragraph on page 27 recommends that soils to be excavated during site <br /> redevelopment are characterized for appropriate off-site placement and/or disposal. <br /> Characterization work shall be conducted following removal of existing structures so that <br /> the soil left during historical underground storage tank (UST) removal excavation work <br /> are accessible to sampling activities. <br /> Agreement to Conditions February 2,2017 <br /> PLN16-0050 Page 6 of 15 <br />
