CONDITIONS OF APPROVAL <br />PLN15-0007 <br />793 Fargo Avenue <br />Alameda County Assessor's Parcel Number 8OH-1514-013 <br />Shike Mei (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through F, except as <br />hereinafter modified. (Exhibits are on file in the City of San Leandro Community <br />Development Department, 835 East 14th Street, San Leandro, California, 94577). <br />Exhibit A — Existing Site Plan, dated 9/6/2016 <br />Exhibit B — Proposed Site Plan, dated 2/22/2017 <br />Exhibit C — Proposed & Existing Floor Plans, dated 2/22/2017 <br />Exhibit D — Proposed & Existing Roof Plan, dated 2/2/2017 <br />Exhibit E — Proposed & Existing Elevations, dated 2/22/2017 <br />Exhibit F — Proposed Section, dated 2/22/2017 <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major Site Plan Review and shall be substantially completed one <br />year after commencement of construction. For the purpose of compliance with this <br />condition, commencement of construction shall be defined as the construction of a <br />substantial portion of the building foundation structures. <br />D. This Major Site Plan Review approval permits an approximately 1,157 square -.foot <br />single -story addition at 793 Fargo Avenue, also known as Assessor's Parcel Number <br />80H-1514-013. <br />E. The subject residence shall be limited to single-family occupancy only, unless the City <br />grants approval of a permit for any other unit. For the purposes of this condition, <br />installation of any appliances for cooking, including, but not limited to a stove, hot plate <br />or microwave oven, in any room other than the individual kitchen in the existing dwelling <br />unit within the single-family home, shall be deemed the creation of an additional kitchen <br />and therefore creation of an additional dwelling unit. Specifically, bedrooms or any room <br />other than the designated kitchen in the home on the property shall not have any other <br />kitchen and shall not be acknowledged as a separate dwelling unit at the subject property. <br />F. As indicated in Exhibit B, the property owner shall remove the existing non -conforming <br />front yard fence along the front and side property lines and reduce the height to no more <br />than three feet. <br />G.
