A. The proposed development shall comply with City ordinances, policies and regulations. <br /> All improvements shall be in accordance with the City's Design Standards, <br /> Specifications and Standard Plans unless otherwise specifically approved by the City <br /> Engineer. <br /> B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If you fail to file a protest within <br /> this 90-day period, complying with all of the requirements of Government Code <br /> Section 66020, you will be legally barred from later challenging any such fees, <br /> dedications, reservations or other exactions. <br /> C. Joint utility poles with overhead electrical wire adjoin property line on Williams Street. <br /> The applicant shall confirm that minimum setback requirements by PG&E for <br /> construction have been met. <br /> D. Roof drains via down spouts shall be discharged to an unpaved area wherever <br /> practicable. Second story patio runoff shall be directed to the landscape area or <br /> connected to the storm drain system on Williams Street through pipes and shall not be <br /> allowed to sheet flow across the public sidewalk. Site drainage design plan shall be <br /> included in the Building Permit application plan set. <br /> E. Existing location of the driveway shall be shown clearly. Proposed driveway shall be <br /> minimum 20 feet wide and shall align with the drive aisle. Unused portion of the <br /> driveway shall be removed and replaced with the City standard sidewalk, curb and <br /> gutter in the same location and alignment as the existing curb and gutter. The applicant <br /> shall obtain an encroachment permit prior to beginning any sidewalk or driveway <br /> repairs. <br /> F. Building permit plans shall show that the sidewalk curbs on Williams street; 20 feet on <br /> the east side of the driveway and 10 feet on the west side of the driveway; shall be <br /> painted red. Plans shall show STOP pavement marking on the driveway for the vehicles <br /> exiting the driveway. Plans shall also show pavement marking for travel direction <br /> arrow. All the pavement marking shall be per CALTRANS Standard Plans. <br /> G. Driveway and sidewalk construction shall be in compliance with the City of San <br /> Leandro Standard plans Dwg. No. 102, case 3101 and Dwg.No. 100, case 3101. <br /> H. Tree grate installation shall be in compliance with the City of San Leandro Standard <br /> Plan Dwg. No. 438A and Dwg. No. 438B <br /> 1. A one-time Marina Boulevard/Interstate - 880 Traffic Impact Fee is estimated <br /> approximately in the amount of $100.06, and is due at the time of building permit <br /> issuance.
