which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If you fail to file a protest within this <br /> 90-day period, complying with all of the requirements of Government Code Section <br /> 66020, you will be legally barred from later challenging any such fees, dedications, <br /> reservations or other exactions. <br /> F. Roof drains shall discharge to an unpaved area wherever practicable. <br /> G. An encroachment permit shall be obtained from the Engineering and Transportation <br /> Department for new driveway construction and for any work encroaching on the public <br /> right-of-way. <br /> H. Driveway and sidewalk construction shall be in compliance with the City of San Leandro <br /> Standard plans Dwg.No. 102, case 3101 and Dwg.No. 100,case 3101. <br /> 1. Building permit plans shall show that the water heater drain lines are directly or indirectly <br /> connected to the sanitary sewer system and shall not discharge to the storm drain system. <br /> J. Building permit plans shall show existing utility pole location and overhead lines. <br /> Minimum offset requirement from the overhead utility lines shall be confirmed with <br /> affected utility agencies and shall be noted on the plans. <br /> K. Any new utilities shall be constructed via underground facilities. <br /> L. Building permit plans shall show sanitary sewer lateral connections to the offsite sewer <br /> main pipeline. The City will inspect any defects in this sanitary sewer segment on West <br /> Ave 130th and if the new lateral connection will cause any structural damage to the <br /> sanitary sewer main line,the applicant shall replace the main pipeline from joint to joint <br /> as part of this project prior to making the sewer lateral connection. <br /> M. Building permit plans shall include site drainage plan and Erosion and sediment control <br /> plan. Plans shall show existing and finished grade elevations at the property lines and <br /> also flow line elevations on West Avenue 130th. Building permit plans shall show that <br /> the hardscape will be sloped to drain towards West Ave 130th. <br /> N. The site is considered a small project per Alameda County C.3 Stormwater Technical <br /> Guidance.As per Appendix L"Site Design Requirements for Small Projects",the project <br /> must implement at least one of the following site design measures and building permit <br /> plans shall show that this requirements has been met: <br /> ■ Direct roof runoff into cisterns or rain barrels for use. <br /> ■ Direct roof runoff onto vegetated areas. <br /> ■ Direct runoff from sidewalks,walkways, and/or patios onto vegetated areas. <br /> ■ Direct runoff from driveways/uncovered parking lots onto vegetated areas. <br /> ■ Construct sidewalks,walkways, and/or patios with permeable surfaces. <br /> Agreement to Conditions October 24, 2017 <br /> PLN16-0019 2545, 2547A, and 25476 West Avenue 130th Page 4 of 7 <br />
