CONDITIONS OF APPROVAL <br /> PLN17-0045—1647 Graff Court <br /> Douglas J.Harwood (Applicant) <br /> Siu Po Sit(Property Owner) <br /> I. COMPLIANCE WITH APPROVED PLANS <br /> A. The applicant and/or property owner shall comply with Exhibits A through F,attached <br /> to the staff report dated November 8, 2017. (Exhibits are on file in the City of San <br /> Leandro Community Development Department, 835 East 14th Street, San Leandro, <br /> California, 94577). <br /> Exhibit A—Vicinity Map/Site Plan <br /> Exhibit B—Existing Floor Plan <br /> Exhibit C—Revised Upper Floor Plan/Existing North Elevation <br /> Exhibit D—Elevations <br /> Exhibit E—Roof Framing Plan <br /> Exhibit F—Exterior Colors and Materials Board <br /> B. The applicant and/or property owner shall be responsible for assuring that any <br /> successor in interest who assumes responsibility for this zoning approval is informed <br /> of its terms and conditions. <br /> C. Construction shall commence within one (1) year following Zoning Enforcement <br /> Official approval of the Major View Preservation/Site Plan Review and shall be <br /> substantially completed one year after commencement of construction. <br /> D. This Major View Preservation/Site Plan Review approval permits a 225 square foot <br /> one-story sunroorn addition, an 87 square foot covered porch, a 175 square foot <br /> covered walkway,a 72 square foot deck, and to legalize an existing 233 square foot <br /> overhead trellis structure and a 307 square foot one-car carport, all attached to the <br /> rear of the existing two-story, single-family dwelling at 1647 Graff Court, also <br /> known as Assessor's Parcel Number 77-628-40-2. <br /> E. Construction of the project shall remain in substantial compliance with the <br /> approved exhibits and plans. Any change to the project design or materials shall <br /> be subject to the review and approval of the Zoning Enforcement Official. <br /> F. Prior to issuance of building permits, the applicant shall indicate details and <br /> specifications for exterior lighting on the proposed structure. Any new exterior <br /> lighting proposed shall be low wattage and designed and located to cast light <br /> downward as not to shine on adjacent properties, details subject to the approval of <br /> the Zoning Enforcement Official. <br /> 11. GENERAL CONDITIONS <br /> A.
