About Eden Housing Application | Parrott Street Apartments <br />September 2017 <br /> 11 <br />Las Palmas <br />15370 Tropic Court, San Leandro | Affordable Family Housing <br /> <br /> <br />Originally constructed in 1962, Las Palmas was acquired by Eden <br />Housing in 2010 as Citizens Housing was winding down their operations. <br />In order to address the capital needs of this project, Eden developed a <br />scope of work that would ensure that the property continues to perform <br />as high‐quality affordable housing in the coming decades. The scope of <br />rehabilitation included reinforcing the building, upgrading the aging <br />building systems, and installing measures to reduce energy and water <br />usage. <br /> <br />As part of the rehabilitation, a solar photovoltaic system was added to <br />the roof that offsets 75% of the common area electricity use. The HVAC, <br />mechanical, plumbing, and electrical systems were upgraded to increase <br />efficiency and to ensure their smooth operation for the decades to come. <br />Common area improvements and unit interior improvements were also <br />undertaken, including replacing light fixtures and exhaust fans with <br />more energy efficient models, and replacing unit appliances with Energy <br />Star models.
