Project Details Application | Parrott Street Apartments <br />September 2017 <br /> 15 <br />Attractive screening vines along the rear edges provide additional softening along the edge of the building. <br />Vine types such as Bougainvillea, Red Trumpet Vine, and/or Star Jasmine cascade down the edges of the <br />second‐floor courtyard down the first level of the building’s exterior façade. <br /> <br /> The plant palette consists of low maintenance, low water use plants and will provide attractive year <br />round interest. <br />C. Environmental Sustainability and Green Building <br />Environmental sustainability is a core design concept of Parrott Street Apartments. Green design is not <br />only important for environmental stewardship but is also vital in keeping utility costs and operating <br />costs low throughout the life of the building ‐ a particularly important factor for affordable housing <br />developments that collect lower rents than their market rate counterparts. <br /> <br />The development will be built to LEED or Green Point Rated standards, and the architecture, <br />landscaping, construction techniques, and materials are designed and chosen with sustainability in <br />mind. A sampling of features include: solar panels on the roof, low‐flow water fixtures, Energy Star <br />appliances, and durable high‐quality materials that require less frequent replacement. The community <br />gardens in the courtyard also present residents with the opportunity to grow their own fruits and <br />vegetables, and the landscaping is drought‐tolerant with a high efficiency irrigation system <br /> <br />As an infill development, Parrott Street Apartments inherently satisfies other core tenets of <br />environmental sustainability. The site is located within walking/biking distance of public transit, <br />services, and community amenities, which reduce car usage and greenhouse gas emissions. Providing <br />dedicated and secure bike parking in the garage also encourages residents to bike instead of drive. <br />D.
