<br /> <br />City of San Leandro <br />Notice of Intent to Adopt a Mitigated Negative Declaration <br /> <br />Notice is hereby given that the City of San Leandro has completed an Initial Study and <br />Mitigated Negative Declaration in accordance with the California Environmental Quality Act <br />for the project described below. <br /> <br />Project Title: Alvarado Commerce Center Project <br /> <br />Project Description: The proposed project would involve demolition of the existing buildings on the project <br />site and construction of a new 159,450-square-foot building designed for advanced manufacturing and/or <br />logistics uses. Examples of uses for which the proposed building is intended include technology-intensive <br />manufacturing, food processing, fulfillment, assembly and storage, and wholesale trade distribution. <br />Approximately 135,450 square feet of the building would be designed to accommodate manufacturing and <br />logistics space and up to 20,000 square feet of the building on a mezzanine level would be conditioned and <br />could be used for office space or research and development (R&D) use. <br /> <br />The project is on a list compiled pursuant to Government Code section 65962.5. Please refer to Section 8 of <br />the Draft IS-MND for additional information. The proposed project is not considered a project of statewide, <br />regional or area wide significance. The proposed project would not affect highways or other facilities <br />under the jurisdiction of the State Department of Transportation. <br />Project Location: The project site is a 6.9-acre (300,642 square feet) parcel located at 2756 Alvarado Street, <br />at its intersection with Aladdin Avenue, in the City of San Leandro (Assessor’s Parcel No. 778-880-14). The site <br />is currently occupied by three warehouse buildings totaling 133,994 square feet used for general <br />warehousing, outdoor storage, and retail activities. The neighborhood in which the project site is located is <br />characterized by industrial and commercial uses. <br />Finding: On the basis of the Initial Study, the Community Development Department of the City of San <br />Leandro has determined that with the incorporation of the mitigation measures identified in the Initial Study, <br />the proposed project would not have a significant adverse effect on the environment. <br />Public Hearing: The proposed project and the IS-MND will be considered by the City of San Leandro Board of <br />Zoning Adjustments on Thursday, December 7, 2017 at 7:00 p.m. in the City Council Chambers at San Leandro <br />City Hall (835 East 14th Street, San Leandro).
