Initial Study <br /> Initial Study – Mitigated Negative Declaration 9 <br />Access and Parking <br />Vehicular access would be provided from three driveways, two on Alvarado Street on the western <br />portion of the site and one on Aladdin Avenue on the northern portion of the site. The project <br />would include a total of 165 onsite parking spaces, of which six would be compliant with the <br />Americans with Disabilities Act (ADA). Seventeen bicycle parking spaces would also be provided. The <br />rear of the building would include a loading dock with 21 truck trailer parking positions. <br />Landscaping <br />Landscaping would be provided throughout the project site. The project would have landscape <br />coverage of approximately 47,246 square feet (approximately 15.7 percent of the site). All but two <br />existing trees located on the sidewalk right-of-way would remain. Approximately 20 trees on the <br />project site would be removed. The project would involve planting 64 new California native trees <br />onsite around the building perimeter and in the parking areas. Bioswales would be located on the <br />northwestern corner of the site and along the eastern and southern boundaries of the site. The <br />bioswales would provide stormwater retention and would be planted with native grasses. Irrigation <br />would meet the requirements for water efficiency in accordance with Article 19 of the San Leandro <br />Zoning Code (SLZC). <br />Building Architecture and Design <br />The project would incorporate contemporary architectural features along the frontage of Alvarado <br />Street and Aladdin Avenue. This would include glazing, parapet articulation, varied color and <br />material finishes, and clearstory glazing along street frontages. <br />Utilities <br />San Leandro provides electric, natural gas, refuse, recycled water, and wastewater collection, <br />treatment and disposal to the site. Water supply to the site is provided by the East Bay Municipal <br />Utility District (EBMUD). The storm drain system for the project site is maintained by the Alameda <br />County Public Works Agency. Police services would be provided by the City of San Leandro and fire <br />protection would be provided by the Alameda County Fire Department. <br />Green Building Features <br />The project would incorporate green building features including the following: <br /> Above standard skylight count to provide natural lighting inside the building and minimize <br />daytime energy requirements <br /> Solar-ready roof <br /> Water efficient landscaping <br />Construction and Grading <br />Construction of the project would occur over approximately 36 weeks, or nine months. The <br />approximate construction schedule includes: <br /> Mobilization – two weeks <br /> Demolition – six weeks <br /> Rough grading – four weeks <br /> Structure construction – 16 weeks <br />306
