The applicant and/or property owner shall comply with Exhibits A through F, attached <br />to the staff report dated June 13, 2018. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is informed <br />of its terms and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of this Site Plan Review and shall be substantially completed one <br />year after commencement of construction. <br />D. This Major Site Plan Review approval permits the construction of a two-story 1,090 <br />square foot addition to existing 990 square foot one-story single family residence, <br />including the following alterations: add approximately 500 square feet to the first <br />floor and add an attached 430 square -foot two -car garage to the right side of the <br />house. The resultant dwelling would total 2,580 square feet of livable area, with a <br />430 square -foot two -car garage. The subject property is 13433 Menlo Street, also <br />known as Assessor's Parcel Number 079A 0575 002 00. <br />E. Pursuant to Zoning Code Section 2-520 (Maximum Dwelling Unit Occupancy), a <br />zoning permit shall be required for occupancy of a dwelling unit by more than ten <br />(10) persons eighteen (18) years or older. <br />F. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans.
