Prior to approval of a building permit for the proposed building, a green building <br />and water -efficient landscape checklist shall be completed and incorporated into <br />building permits for this project. For the purposes of this condition, the checklists <br />shall be the Build it Green GreenPoint Rated checklist for New Industrial <br />Buildings, or an equivalent rating system, as approved by the Zoning <br />Enforcement Official. <br />II. PERMITTED USE <br />A. This Conditional Use Permit and Site Plan Review approval allows for Alvarado <br />Commerce Center, a new 159,450 square foot industrial building at 2756 Alvarado <br />Street. A total of 165 on-site parking stalls, 17 bicycle spaces, and 21 truck loading <br />docks will be provided. Alameda County Assessor's Parcel Number 7713-800-14. <br />B. Warehouse -Storage Facilities and Warehouse-Wholesale/Retail Distribution <br />Facilities uses shall be prohibited until 12 months have expired following issuance <br />of a Certificate of Occupancy. After the 12 month period concludes, this <br />Conditional Use Permit grants the use of Warehouse -Storage Facilities and <br />Warehouse-Wholesale/Retail Distribution Facilities on the subject property, as <br />defined by the City of San Leandro Zoning Code. Any other conditionally permitted <br />uses shall require approval of an amended Conditional Use Permit, as identified <br />in the San Leandro Zoning Code. <br />C. Tenant leases shall contain provisions requiring tenant trucks to adhere to driving <br />on designated truck routes pursuant to San Leandro Municipal Code Chapter 6-7, <br />as may be amended from time to time. <br />D. Parking adequacy shall be evaluated prior to the City's issuance of a Business <br />License and/or Administrative Review approval. Additional parking and/or <br />alternative parking options may be required by the Zoning Enforcement Official to <br />compensate for parking deficiencies prior to issuance of a City Business License <br />or Administrative Review approval. These options may include, but are not limited <br />to, the provision of employee shuttle services to BART, parking shelf systems, or <br />the redesign of existing parking and loading areas in order to ensure the property <br />has adequate parking. <br />E. The storage and display of equipment, materials, and merchandise outside of the <br />building shall be prohibited. Vehicle and trailer parking shall be restricted to <br />designated areas upon paved surfaces. <br />F. These conditions of approval shall be posted conspicuously inside the building <br />prior to Certificate of Occupancy and a copy shall be included with the lease <br />agreement provided to future tenants of the building. <br />G. Any changes or additional occupancy deemed minor in nature may be approved <br />by the Zoning Enforcement Official. A change or additional occupancy deemed <br />major shall be referred to the Board of Zoning Adjustments for its consideration as <br />Agreement to Conditions June 18, 2018 <br />PLN 17-0020/APL 18-0002 Page 5 of 17 <br />
