DECLARATION OF <br />COVENANTS, CONDITIONS AND <br />RESTRICTIONS <br />ESTABLISHING A PLAN OF CONDOMINIUM OWNERSHIP FOR <br />84 OAKES BOULEVARD CONDOMINIUMS <br />THIS DECLARATION is made this day of , , by <br />RONGKANG WANG, hereinafter referred to as “Declarant.” <br />RECITALS <br />THIS DECLARATION is made with reference to the following facts: <br />A.Declarant is the Owner of all that certain real property (the <br />“Property”) located in the City of San Leandro, Alameda County, State of California, and <br />particularly described in Exhibit A attached. <br />B.The Property, along with its improvements, shall also be referred to <br />as the “Project,” as defined in Section 1.26. By this Declaration, Declarant intends to <br />establish a plan of Condominium ownership for three (3) residential Condominium Units <br />and a Common Area within the meaning of California Civil Code Section 4125. <br />C.It is Declarant’s intention to subject the Project, and the use and <br />ownership thereof, now and in the future, to certain limitations, covenants, conditions, <br />restrictions, easements, liens, charges and equitable servitudes as are set forth in this <br />Declaration for the benefit of the Project and the current and future Owners and users <br />thereof. <br />D.This Declaration shall become effective upon the execution and <br />recordation of this Declaration. <br />NOW, THEREFORE, DECLARANT HEREBY DECLARES AS FOLLOWS: <br />- CC&R'S - <br />84 Oakes Boulevard Condominiums <br />Printed: September 25, 2018 PAGE 1
