CONDITIONS OF APPROVAL <br />PLN17-0002 <br />84 Oakes Boulevard <br />Alameda County Assessor's Parcel Number 76-420-3 <br />RongKang Wang (Applicant/Property Owner) <br />1.COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through G, approved November 2, 2017, <br />except as herein modified. Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, <br />California. <br />Exhibit A— Proposed Site Plan, Streetscape <br />Exhibit B— Proposed Ground Floor Plan <br />Exhibit C— Proposed Second Floor Plan <br />Exhibit D— House Elevations <br />Exhibit E — Proposed Landscape and Drainage Plan <br />Exhibit F— Building Cross Section A-A <br />Exhibit G — Existing Floor Plan, Elevations, Site Demolition Plan <br />B. The property owner and/or applicant shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Board of Zoning <br />Adjustments approval of the Conditional Use Permit and Site Plan Review; and <br />shall be substantially completed one year after commencement of construction. <br />For the purpose of compliance with this condition, commencement of <br />construction shall be defined as the construction of a substantial portion of the <br />building foundation structures. <br />D. Prior to issuance of building permits, all building specifications shall be <br />submitted for review and approval to the Zoning Enforcement Official to ensure <br />the quality of the exterior design. Said plans shall indicate the exact type of <br />wood siding, composition shingles, wood trims and corbels, light fixtures, and <br />window and door manufacturers to ensure that exterior materials and finishes <br />match the existing dwelling and meet the standards specified in the approved <br />exhibits. Any changes to the approved building specifications must be made in <br />writing to the Zoning Enforcement Official, who may either administratively <br />approve the modification or bring it back to the Board of Zoning Adjustments for <br />review. In addition, a final color and materials board shall be submitted for the <br />exterior for the review and approval of the Zoning Enforcement Official, prior to <br />issuance of building permits. <br />Agreement to Conditions November 2,2017 <br />PLN 17-0002 Page 3 of 9
