K. These conditions of approval shall be conspicuously posted in an area accessible <br />to all employees and contract employees. <br />IV. MAINTENANCE <br />A. The project site shall be well maintained and shall be kept free of litter, debris and <br />weeds at all times. <br />B. Any graffiti shall be promptly removed from building walls and fences. <br />C. The perimeter fencing shall be structurally sound and well maintained at all times. <br />Any damage to the on-site tubular metal fencing or chainlink fencing shall be <br />promptly replaced or repaired. <br />D. The applicant shall keep the portion of the site within the perimeter fencing free <br />of litter accumulations, including removal of litter which collects against fences or <br />buildings. <br />E. All incidental vehicle parking/staging/storage on the site shall be undertaken in a <br />neat and orderly manner at all times.. <br />V. GENERAL REQUIREMENTS <br />A. The proposed use shall abide and comply with the City's Noise Ordinance, <br />Municipal Code, Title 4 Public Welfare, Chapter 4-1 Prohibitions; Article 11. Noise. <br />B. Any complaints regarding this business may be grounds for a review hearing by the <br />Zoning Enforcement Official or revocation of the business license by the City <br />Finance Department. <br />C. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />D. No application for amendment of the Conditions of Approval may be submitted or <br />accepted for processing by the City unless (i) there is full compliance with all terms <br />of the application and Conditions of Approval; or (ii) the Zoning Enforcement <br />Official waives compliance with the terms of the application and Conditions of <br />Approval pending application for amendment. <br />E. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on May 11, 2019, <br />unless a) a business license has been issued, coupled with diligent progress <br />evidencing a good faith intent to commence the intended use, or b) a written request <br />for a one-year extension of the use permit is approved by the Zoning Enforcement <br />Official, and there are no outstanding enforcement complaints. <br />Agreement to Conditions May 11, 2018 <br />PLN 18-0014 Page 5 of 5 <br />
