The parties hereto agree that execution of this Declaration by Owner and City entitles the <br />owner to a) construct a one -car garage with a pool house (340 square feet combined) and <br />b) reconfigure the floor plan of the existing single -story house to add approximately 590 <br />square feet of new livable space, as approved by Permit Number 1318-0955. <br />2. Permitted Use. Owner agrees that the one -car garage with a Pool house, WhiCh is a <br />detached accessory structure that includes a full bath and is located within the south side <br />yard, shall not be used as a residential -unit. <br />3. Maximum 4 Bedrooms. Owner agrees that the resulting addition and the existing <br />residence shall not exceed a total of four bedroom&, unless and until it and the property <br />meet all zoning requirements for a single-family home including but not limited to <br />parking and setbacks, per the applicable Zoning Code §4-1704. <br />4. One Residential Unit. Owners agree that the existing residence and the described <br />addition to the rear of the existing single-family residence shall not be used as more than <br />one residential unit with one kitchen at any time, unless and until it and the propertyineet <br />all residential, zoning, and building requirements and permits for accessory dwelling <br />units Including but not limited to density (unitslacre), parking, setbacks, access and all <br />applicable Building Code provisions. <br />5. Compliance.
