The project shall comply with Exhibits A through C, attached to the staff report dated <br />January 23, 2019, except as hereinafter modified. Exhibits are on file at the City of San <br />Leandro, Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577. <br />■ Exhibit A — Existing Site Plan <br />■ Exhibit B — Proposed Site Plan <br />■ Exhibit C — Proposed Fence Dimensions and Materials <br />B. The Property Owners/Applicants shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. Scope of Work. This Fence Modification allows for a six-foot tall fence within the <br />required 20 -foot front yard setback in the following locations: <br />■ Along Front Property Line. A 6 -foot tall wooden fence along the northern portion <br />of the front property line (Julius St.) for a length of approximately 33 feet; <br />■ Along Interior Front Side Yard. A 6 -foot tall wooden fence along the interior front <br />side yard for a length of approximately 20 feet; <br />Within Front Yard. A 6 -foot tall wooden fence within the front yard that connects <br />the fence along the front property line to the house, approximately 20 feet in length <br />with a gate opening. <br />II. GENERAL CONDITIONS <br />E. The gate and all fencing shall be structurally sound and well maintained at all times; any <br />damage to the fencing and gate shall be promptly repaired or replaced. <br />F. The approvals granted by the City as a result of this application, as well as the Conditions <br />of Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />G. No application for amendment of the application or Conditions of Approval may be <br />accepted or submitted for processing by the City unless (i) there is full compliance with <br />all terms of the application and Conditions of Approval; or (ii) the Zoning Enforcement <br />Official can waive compliance with the terms of the application if they are minor in <br />content. <br />Agreement to Conditions January 23, 2019 <br />PLN18-0084 1078 Broadmoor Blvd. Page 3 of 4 <br />
