The applicant and/or property owner shall comply with Exhibits A through F, <br />attached to the staff report dated February 27, 2019. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />B. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of this Site Plan Review and shall be substantially completed one <br />year after commencement of construction. <br />C. This Major Residential Site Plan Review approval permits the construction of a <br />two-story addition to the existing 1,026 square -foot one-story single family <br />residence, with the following alterations: remodeling the first floor to add 546 net <br />square feet of livable area, building an 819 square -foot second story, and replacing <br />a detached one -car garage with an attached 257 square -foot one -car garage. The <br />resulting dwelling would total 2,391 square feet of livable area, with a 257 square - <br />foot one -car attached garage. The subject property is 371 Leo Avenue, also known <br />as Assessor's Parcel Number 075-0183-015-00. <br />B. Pursuant to Zoning Code Section 2-520 (Maximum Dwelling Unit Occupancy), a <br />zoning permit shall be required for occupancy of a dwelling unit by more than ten <br />(10) persons eighteen (18) years or older. <br />C. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall be <br />subject to the review and approval of the Zoning Enforcement Official. <br />D. Prior to issuance of building permits, the property owner will be required to sign, <br />notarize and record a Deed Restriction limiting the use of the property to a single <br />living unit (i.e., single-family residential use).
