The land use restrictive <br />covenant placed on the Property shall run with the Property and thus impose restrictions on all future <br />owners and tenants unless a Notice of Release is executed and recorded by the City of San Leandro <br />("City"). <br />CONDITIONS OF USE OF STRUCTURES <br />NOW THEREFORE, in consideration of the mutual benefits, promises and agreements set out <br />herein, the parties agree as follows: <br />The parties hereto agree that execution of this Declaration by Owner and City entitles the <br />owner to remodel the existing single-family residence to: remove an unpermitted detached <br />shed, remove an unpermitted attached patio cover, relocate the laundry room to the storage <br />room in the basement, relocate the kitchen into the existing dining room, add a fourth <br />bedroom, legalize a half -bathroom as a full second bathroom, and add a third bathroom <br />within the existing single-family house, as approved by Permit Number BLD19-0311. The <br />resulting residence comprises 4 bedrooms, 3 full bathrooms, a laundry room, a kitchen, a <br />living room, a small storage room, and a detached garage. <br />2. Permitted Use. Owner agrees that the existing and newly -created bedrooms and bathrooms <br />shall be used together as a single-family residence; and that the garage shall be used for <br />vehicle storage. <br />3. Maximum 4 Bedrooms.
