The Applicant and/or Property Owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval and shall be substantially completed one (1) year thereafter. For <br />the purpose of compliance with this condition, commencement of construction <br />shall be defined as the construction of the tenant improvements. <br />II. PERMITTED USE <br />A. This Administrative Review is an approval to allow for a non -emergency <br />ambulance service at 13992 Catalina Street; Alameda County Assessor's Number <br />080G-0931-012-00. <br />B. The days and hours of operation will be seven days per week, 24 hours per day. <br />Employees shall not sleep on-site. <br />C. Employees shall clean ambulances per OSHA requirements. Biomedical waste <br />shall be disposed of with a biohazard waste hauler. <br />D. No more than 30 ambulances shall be parked on-site at a time. <br />E. No flashing lights or sirens shall be used on the ambulances. This use shall <br />operate in conformance at all times with the California Vehicle Code Section <br />21055, which regulates non -emergency transport vehicles. <br />F. Parking of ambulance vehicles shall be designated in the rear parking lot. <br />Incidental ambulance maintenance and ambulance wash is permitted. Engine <br />idling on the premises shall be actively discouraged and restricted to a maximum <br />of two minutes. <br />G. Gates near Marina Lounge shall remain open during Marina Lounge's business <br />hours. <br />H. Any storage of equipment and materials for the non -emergency ambulance <br />operations shall be stored inside of the buildings at all times. There shall be no <br />outdoor storage or display of equipment or materials. <br />I. These conditions of approval shall be posted consciously inside the business prior <br />to Certificate of Occupancy and shall be made accessible to all employees at the <br />site. <br />Agreement to Conditions June 27, 2019 <br />PLN17-0072 Page 4 of 11 <br />
