Proposed Amendments Related to the East 14 th Street Development Strategy City of San Leandro Zoning Code - Article 16 <br />area, and all wires or cables necessary for the operation of the earth <br />station or reception of the signal shall be placed underground, except <br />those wires or cables attached flush with the surface of a building or <br />structure of the earth station. Landscaping or solid screening shall be <br />placed around the base of any tower to screen the tower from view <br />and to provide a physical separation between the tower and any <br />pedestrian or vehicular circulation. <br />2.CN, CD, and P Districts. Installation is permitted only if the earth <br />station is attached to the rear half of a roof or is fully screened from <br />view from any adjacent public street or R district. <br />F. Locational Criteria: Microwave Transmitting and Relay Equipment. <br />Microwave transmitting and relay equipment may be installed in any zoning <br />district subject to the requirements of a use permit and the criteria of <br />Subsection E above. <br />4-1674 Bed and Breakfast Inns <br />The following regulations shall apply to bed and breakfast inns. <br />A. Where Permitted. Bed and breakfast inns are conditionally permitted in the <br />CN, CC, CD, CR, P, PHD, NA-1, NA-2, SA-1, SA-2, and RM districts or in <br />any L Overlay District in owner-occupied landmark buildings. <br />B. Use Permit Required. A use permit issued by the Board of Zoning <br />Adjustments shall be required for bed and breakfast inns. Applications shall <br />be submitted to the Planning Division accompanied by: the required fee; <br />plans and elevations showing any proposed modifications to the existing <br />exterior of the structure, descriptions of landscaping, exterior finishes, signs, <br />and parking to be provided; and any other information required by the <br />Zoning Enforcement Official to determine whether the proposed bed and <br />breakfast inn conforms to all the requirements of this ordinance. <br />The Board of Zoning Adjustments shall approve a bed and breakfast inn <br />after a duly noticed public hearing upon finding that: <br />1.The bed and breakfast inn will be operated by a property owner or <br />resident manager living on the premises; <br />2.The bed and breakfast inn conforms to the design and development <br />standards of Subsection C of this Section and is compatible with <br />adjacent buildings in terms of building materials, colors and exterior <br />finishes; and <br /> AR.16 <br />Page 20 of 46 <br /> <br />
