Project Location <br />The project site is located at 311 MacArthur Boulevard in the City of San Leandro. Comprising an <br />irregularly shaped combination of five parcels, the site is approximately 1.0 acre. It is bounded by <br />MacArthur Boulevard to the east, Broadmoor Boulevard to the north, Herma Court to the west, and <br />adjacent development to the south. The site comprises Assessor’s Parcel Numbers 76-311-30-1, 76- <br />311-1-3, 76-311-3, 76-311-4, and 76-311-5, and is approximately 0.2 mile west of Interstate 580. <br />Figure 1 shows the site’s location in the region and Figure 2 depicts the project site in its <br />neighborhood context. <br />5. General Plan Designation <br />The project site is designated primarily as “Corridor Mixed Use” in the City of San Leandro 2035 <br />General Plan, except for a portion of one parcel that is designated as “Low Density Residential.” The <br />designation Corridor Mixed Use allows a mix of commercial and residential uses, oriented linearly <br />along major transit-served roadways. It allows a maximum floor area ratio of 1.5 for housing <br />projects. Low Density Residential allows for single-family residences with a net density of 8.7 units <br />per acre (City of San Leandro 2016a).
