Kirschenbaum Trustees (Property <br />Owner/Applicant) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A and B, attached to the staff report dated July <br />24, 2019, except as hereinafter modified. Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, California, <br />94577. <br />a) Exhibit A — Site Plan View <br />b) Exhibit B — Elevation View <br />B. The Property Owner/Applicant shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms and <br />conditions. <br />C. All gates at the driveways shall remain open during business hours to allow for site access <br />and parking on-site. <br />D. Scope of Work. This Fence Modification allows for: <br />a) An 8 -foot tall iron fence, four driveway gates, and 2 pedestrian gates at a <br />setback of 18'-10" from the front property line, located between the existing <br />buildings and landscaping on the properties. <br />II. GENERAL CONDITIONS <br />E. The gate and all fencing shall be structurally sound and well maintained at all times; any <br />damage to the fencing and gate shall be promptly repaired or replaced. <br />F. The approvals granted by the City as a result of this application, as well as the Conditions <br />of Approval, shall be recorded in the office of the County Recorder of Alameda County. <br />G. No application for amendment of the application or Conditions of Approval may be <br />accepted or submitted for processing by the City unless (i) there is full compliance with <br />all terms of the application and Conditions of Approval; or (ii) the Zoning Enforcement <br />Official can waive compliance with the terms of the application if they are minor in <br />content. <br />H. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on July 24, 2020 unless <br />a) there is diligent progress evidencing good faith intent to commence the intended use, <br />Agreement to Conditions July 24, 2019 <br />PLN19-0018 14660 & 14570 Doolittle Drive Page 3 of 5 <br />
