CONDITIONS OF APPROVAL <br />PLN19-0035 <br />1639 Halsey Ave. <br />Alameda County Assessor's Parcel Number 77E-1600-9 <br />Danny Dang (Applicant) and Mariano Hernandez (Property Owner) <br />COMPLIANCE WITH APPROVED PLANS <br />The project shall comply with Exhibits A through I, attached to the staff report dated <br />December 18, 2019, except as hereinafter modified. This Major Residential Site Plan Review approval permits the construction of a two- <br />story addition to the existing 1,008 square -foot one-story single family residence, with <br />the following scope of work: <br />2.1. First Floor Addition. Construct 965 square feet to the rear of the existing house <br />to create a bedroom, bathroom, family room, and stairway. Reconfigure the first <br />floor kitchen and bedroom (307 square feet) to create an office and dining room, <br />and reorient the front entrance to face the front yard. <br />2.2. Second Floor Addition. Build 1,240 square feet above the existing and <br />proposed first floor to create three bedrooms, three bathrooms, a laundry room, <br />a loft, and an entertainment room. <br />2.3. Tandem Garage Addition. Extend the existing attached 250 square -foot, one - <br />car garage towards the rear to create a 458 square -foot tandem two -car garage. <br />3. Construction of the project shall remain in substantial compliance with the approved - <br />exhibits and plans. Any change to the project design or materials shall be subject to the <br />review and approval of the Zoning Enforcement Official. <br />4. The Applicant and/or Property Owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is informed of <br />its terms and conditions. <br />5. This approval shall lapse on December 18, 2020.
