10.4. In the event, design and/or construction of any site improvements requires <br />encroachment onto neighboring property, written agreement with that property <br />owner shall be submitted to the City Engineer for review and approval, prior to <br />issuance of the building permit. <br />10.5. Water heater drain lines shall be directly or indirectly connected to the sanitary <br />sewer system and may not discharge to the storm drain system. <br />10.6. The applicant shall locate all new electric and communications utilities serving <br />the site underground. <br />11. Since the impervious area of the site exceeds 2,500 square feet, the site is considered a <br />small project per Alameda County C.3 Stormwater Technical Guidance. As per <br />Appendix L "Site Design Requirements for Small Projects", the project must implement <br />at least one of the following site design measures and show them on the drawings: <br />11.1. Direct roof runoff into cisterns or rain barrels for use. <br />11.2. Direct roof runoff onto vegetated areas. <br />11.3. Direct runoff from sidewalks, walkways, and/or patios onto vegetated areas. <br />11.4. Direct runoff from driveways/uncovered parking lots onto vegetated areas. <br />11.5. Construct sidewalks, walkways, and/or patios with permeable surfaces. <br />11.6. Construct bike lanes, driveways, and/or uncovered parking lots with permeable <br />surfaces. <br />IV. BUILDING DIVISION REQUIREMENTS <br />Please note that these conditions do not constitute a complete building plan review. A <br />formal plan check review will be completed at time of building permit submittal to the <br />Building Division, including: <br />12. Structural Calculations. <br />13. Title 24 required. <br />14. Construction and Demolition per CalGreen. <br />15. CalGreen Residential Mandatory Measures Checklist. <br />16. Egress windows for bedrooms. <br />17. Gasline diagram for all new gas appliances. <br />18. Fire rating for walls, roof and roof eves within five feet of property line. <br />- -- 19. No Design build for MEP. <br />V. FIRE DEPARTMENT REQUIREMENTS <br />Please note that these conditions do not constitute a complete fire and building code <br />review. A formal plan check review will be completed at time of building permit <br />submittal. The building will need to comply with all building and fire code requirements <br />in affect at time of building permit submittal. The information on these plans is limited. <br />Therefore, staff cannot determine if the design is in full compliance. <br />20.
