CITY OF SAN LEANDRO <br />STANDARD PUBLIC IMPROVEMENT AGREEMENT <br />THIS AGREEMENT, entered into on tf / ~ / t 1-" , by and between the CITY OF SAN <br />LEANDRO, a municipal corporation of the State of California, hereinafter referred to as "City," and <br />San Leandro Senior Associates, LP, hereinafter referred to as "Owner." <br />In consideration of the granting of certain entitlement of use described as follows: Issuance of <br />encroachment permits for the construction of street improvements and undergrounding of utilities (see <br />Engineer's Estimate Off-Site (City of San Leandro) by Lea & Braze Engineering, Inc. dated July 13, 2017)~ <br />required to satisfy the Agreement to Conditions for Site Plan Review PLN2008-0030 at 1400 San Leandro <br />Boulevard (subsequently addressed 525 West Juana Avenue), San Leandro, California, Assessor's Parcel <br />No. 075-0230-001-00 (Parcel 1 of Parcel Map 10213), hereinafter referred to as "Project." <br />It is mutually agreed as follows: <br />AGREEMENTS <br />1. Performance of Work. Owner agrees to furnish, construct, and install at his own expense all <br />required public improvements as shown on the plans prepared by Lea & Braze Engineering, Inc. and <br />identified as Cornerstone Apartments Street Improvements (Sheets 1 through 7, dated September 5, 2017) as· <br />well as the Temporary Traffic Control for Truck Route plans by Traffic Solutions (Sheets 1 through 7, dated <br />August 16, 2017), Temporary Traffic Control at Site by Traffic Solutions (Sheets 1 through 2, dated July 3, <br />2017), Site Logistics and Encroachment Plan (Sheet 1 through 9, dated August 28, 2017), approved set of <br />Electric Construction Sketch-Rule 20C, PM 31291842, NOT 112154761 by PG&E (Sheets El through E4, <br />dated July 14, 2017), and Electric Construction Sketch-Rule 15,16, PM 31291840, NOT 112154761 by <br />PG&E (Sheets El through E3, dated March 23, 2017), copy of which is on file in the Office of the City <br />Engineer and is incorporated herein by reference and all other improvements required by the City Engineer <br />based .upon the standards imposed by Title Vil, Chapter 8 of the San Leandro Municipal Code of 1985 and <br />STANDARD PUBLIC IMPROVEMENT AGREEMENT Page 1of13
