<br />Consulting Services Agreement between City of San Leandro and Last revised 08/18/2020 <br />AmeriNat for Loan Servicing Exhibit A – Page 1 of 11 <br />EXHIBIT A <br />SCOPE OF SERVICES <br /> <br /> <br />Loan Document Preparation <br /> <br />Once a loan has been approved, the City shall forward to AmeriNat a Request for Loan Documents containing <br />required information to complete the preparation of loan documents. In accordance with the loan document <br />request, AmeriNat shall prepare and forward the following documents within five (5) business days for the <br />City’s execution: <br /> <br /> Deed of Trust <br /> Promissory Note <br /> Truth in Lending Disclosure Statement <br /> Request for Notice of Default and Sale <br /> Notice of Right to Cancel <br /> Control Instructions <br /> Declaration of Covenants, Conditions, and Restrictions (CC&Rs) <br /> Other documents as agreed to with the City <br /> <br />Once the documents are executed by the borrower, the Deed of Trust and Request for Notice are returned <br />to AmeriNat for recordation with the County Recorder. Following the recording of the Deed of Trust, AmeriNat <br />shall confirm that the City’s lien position is secure by updating title (when approved by the City). <br /> Loan Servicing for Amortized and Deferred Loans: <br /> <br />1. Introductory Package: Upon boarding of each new loan, AmeriNat will send to each borrower a welcome <br />package. This welcome package contains a Notice of Servicing Transfer, Fair Debt Notice, FACT Act <br />Letter, ACH sign-up form and a supply of coupons. <br /> <br />2. Collection and Remittance of Payments: AmeriNat will collect payments from the borrowers through <br />monthly or other scheduled remittances of principal, interest, fees, escrow balances and other identified <br />payments. These remittances will be posted to the loan and ancillary records in accordance with the <br />loan documents and the City’s written instructions. Payments will be posted the same day as receipt. <br />All funds will be maintained in an FDIC insured banking institution in a custodial account for the benefit <br />of the City and the borrowers as applicable. AmeriNat will ensure the proper balancing of cash received <br />and transmitted and loan portfolio totals on a daily and monthly basis. <br /> <br />3. Payment of Property Taxes: At the City’s request, AmeriNat will monitor the timely payment of property <br />taxes. Tax service will be required to monitor payment of property tax. <br /> <br />4. Insurance Monitoring: AmeriNat will notify the insurance agent in writing that AmeriNat is monitoring <br />premium payments and that we are to be made aware of delinquencies or cancellations.
