Base District Designator Base District Name Chapter <br />PS Public and Semipublic 2.20 <br />CHAPTER 1.12 DEFINITIONS <br />SECTION 1.12.108 Definitions <br />Abate. To bring into conformity with the provisions of this Code, either by reconstruction or <br />modification pursuant to a valid permit, or by removal or obliteration as directed by the Chief Building <br />Official or Zoning Enforcement Official. <br />Abutting or Adjoining. Having district boundaries or lot lines in common. <br />Accessory Dwelling Unit (ADU). An attached or detached residential dwelling unit which provides <br />complete independent living facilities for one or more persons. An ADU shall include permanent <br />provisions for living, sleeping, eating, cooking, and sanitation on the same parcel as the single-family <br />dwelling is situated. An ADU also includes: (a) an efficiency unit, or a (b) a manufactured home, as <br />defined in Section 18007 and 17958.1 of the California Health and Safety Code. See also Section <br />2.04.388 Accessory Dwelling Units (ADUs). <br />A. Accessory Dwelling Unit, Repurposed (Single-Family). An attached or detached ADU <br />within an existing legally established (a) single-family dwelling, or (b) existing accessory <br />structure on a parcel with an existing or proposed single-family dwelling. <br />B. Accessory Dwelling Unit, Repurposed (Two-Family or Multi-Family). An attached ADU <br />within existing non-habitable space(s) including, but not limited to, storage rooms, boiler <br />rooms, passageways, attics, basements, or attached garages in an existing legally <br />established two-family or multi-family structure. <br />C. Junior Accessory Dwelling Unit (JADU). A unit that is contained within the habitable floor <br />area of a single-family residence and includes a separate exterior entrance. A JADU may <br />include separate sanitation facilities, or may share sanitation facilities with the existing <br />structure. At minimum, a JADU shall include an efficiency kitchen, which shall include a <br />food preparation counter, refrigerator, and storage cabinets. <br />Accessory Uses and Structures. Uses and structures that are subordinate, incidental, and related to <br />the principal permitted or conditionally permitted use or structure on the same lot and are <br />customarily found on the same site. This classification includes, for example, home occupations, and <br />caretaker’s quarters as defined in this Code. <br />Acre, Gross. A measure of land area prior to division or dedication for streets, public improvements, <br />or other purposes. <br />Acre, Net. A measure of developable land area, after excluding existing dedicated rights-of-way and <br />flood control and drainage easements. <br />Activity. The performance of a function or operation. <br />390
