CHAPTER 5 DEVELOPMENT STANDARDS + GUIDELINES <br />1. CORRIDOR TRANSITION OVERLAY. New development within the Corridor Transition Overlay, <br />as shown in Figure 5.2 "Building Height Limits," shall be limited to a 5-story / 58-foot maximum <br />building height for the first 40 feet as measured from back of sidewalk. <br />Figure 5.4: Corridor Transition Area Overlay Height Limits <br />Transition Guidelines <br />1. RESIDENTIAL TRANSITION DESIGN. <br />Projects subject to the Residential <br />Transition Overlay should use physical <br />buffers and design treatments to reduce <br />their impacts on adjacent residential <br />properties. Buffers may include larger <br />setbacks, landscaped strips, transition <br />zones, fencing, and screening. Design <br />treatments include height and/or bulk step <br />downs and other architectural measures <br />such as matching the form or roof style of <br />adjacent properties. <br />2. RESIDENTIAL BALCONIES. Balconies in <br />new projects should use architectural <br />design, screening, and building orientation <br />to reduce privacy impacts on existing <br />residential parcels. <br />3. EAST 14TH STREET FRONTAGES. New <br />frontages along East 14th Street should <br />support the vision and character for <br />East 14th Street articulated in Alameda <br />County's Ashland/Cherryland Business <br />District Specific Plan - a vibrant mixed - <br />use environment with active shopfronts <br />that serves the daily needs of surrounding <br />residents. <br />
