Consulting Services Agreement between <br />City of San Leandro and Lorbel Critical Power Services <br />Last revised 12/22/2020 <br />Exhibit B – Page 1 of 1 <br /> <br />EXHIBIT A <br />SCOPE OF SERVICES <br /> <br />Lorbel Critical Power Services will perform the agreed upon maintenance services, to include transportation, <br />labor, and materials for work performed during regular business hours, Monday through Friday (excluding <br />holidays) between 8 a.m. and 5 p.m., unless otherwise noted. <br /> <br />Semi-Annual UPS Preventative Maintenance Scope of Work: <br /> <br />1. Perform a complete visual inspection of the equipment including sub-assemblies, wiring harnesses, <br />contacts, cables and major components. Check air filters for cleanliness; clean or replace if <br />necessary. <br />2. Check module(s) completely for the following (if applicable): <br />a. Rectifier and inverter snubber boards for discoloration. <br />b. Power capacitors for swelling or leaking of oil. <br />c. DC capacitor vent caps. <br />3. Check and evaluate alarm history activity. <br />4. Record all voltage and current panel meter readings on the module control or the system control <br />cabinet. <br />5. Measure and record DC bus voltage ripple voltage and ripple current. <br />6. Measure and record harmonic trap filter currents. <br />7. Inspect for proper cooling fan operation. <br />8. Verify remote monitoring operation, if installed. <br />9. Thermal Scan all major assembles and breakers for any hot spots. <br />10. Inspect general condition of battery plant if not specifically cove red under the Maintenance <br />Agreement. <br />11. Review system performance to address any questions and to schedule any remedial repairs. <br /> <br />Battery Preventative Maintenance Scope of Work: <br /> <br />1. Inspect the appearance and cleanliness of the battery and the battery room. Clean normal jar top dirt <br />accumulation (to be done only with battery offline). <br />2. Measure and record the total battery float voltage and charging current. <br />3. Measure and record the overall AC ripple voltage. <br />4. Measure and record the overall AC ripple current. <br />5. Visually inspect the jars and covers for cracks and leakage. <br />6. Visually inspect for evidence of corrosion. <br />7. Measure and record the ambient temperature. <br />8. Verify the integrity of the battery rack/cabinet. <br />9. Measure and record 100% of the jar temperatures. <br />10. Measure and record the float of the voltage of all cells. <br />11. Measure and record all internal ohmic readings. <br />12.
