<br /> <br /> CITY OF SAN LEANDRO | BUILDING AND SAFETY SERVICES 1-1 <br /> <br />Attachment A SCOPE OF SERVICES, COMPENSATION SCHEDULE AND REIMBURSABLE EXPENSES <br /> <br />Scope of Services <br />Plan Review <br /> <br />TRB and Associates (TRB) is prepared to perform as-needed plan review services for residential, multi-family residential, <br />commercial, and industrial projects encompassing building code, electrical, plumbing, mechanical, fire protection, Title-24 <br />energy, accessibility, and green building standards; as well as grading, drainage, floodplain, wildland urban interface fire severity <br />zone, stormwater, grading, hazardous materials, and State housing law Title-25 factory-built structure considerations, as <br />applicable. Our reviews consider all relevant project documentation including plans, specifications, calculations, and other related <br />correspondence to verify conformance to adopted local codes, ordinances, regulations, and standards, including the following <br />California Building Standards Codes: <br /> 2019 California Building Code <br /> 2019 California Residential Code <br /> 2019 California Electrical Code <br /> 2019 California Plumbing Code <br /> 2019 California Mechanical Code <br /> 2019 California Fire Code <br /> 2019 California Energy Code <br /> 2019 California Green Building Standards Code <br /> <br />Alternate Material and Methods <br /> <br />TRB and Associates recognizes that there are alternate materials and methods of construction that can be used to satisfy and <br />comply with the provisions of the code. Our experience with the use of alternate materials, alternate design and methods of <br />construction enhances our ability to solve specific issues that arise in design and construction. <br /> <br />Electronic Plan Review <br /> <br />As an alternative to review hardcopy media, TRB is equipped to review electronic documents should it be the desire of the City <br />to accept submittals electronically. The staff of TRB has been leaders in the field of digital plan review and workflow management; <br />as such, we have the experience and know-how to efficiently manage the review of electronic documents. In addition to having <br />our own system, our team has extensive experience working with several electronic plan review systems including DigEplan, <br />Bluebeam and ProjectDox. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />Plan Review Process <br /> <br />The following process represents an example plan review workflow. Please note that the plan review workflow utilized for the <br />City would align with the City’s specific workflow requirements and needs. <br /> <br />Step 1 - Preliminary Discussions: <br />Prior to beginning our initial plan review project, our Project Manager proposes to conduct a meeting or conference call the City <br />to verify local code policies, documentation procedures, plan processing protocols, plan review checklist items, and scheduling. <br /> <br />Step 2 – Initial Review: <br />Once we receive a complete set of plan documents, we will perform our plan review in the agreed-upon timeframe, checking for <br />compliance to all applicable code standards. <br />464
