D. Prior to issuance of building permits, the applicant shall indicate details and <br />specifications for exterior lighting on the proposed structure. Any new exterior <br />lighting proposed shall be low wattage and designed and located to cast light <br />downward as not to shine on adjacent properties, details subject to the approval of <br />the Zoning Enforcement Official. <br />II. BUILDING & SAFETY SERVICES DIVISION REQUIREMENTS <br />A. The proposed project shall comply with all Applicable Code and City ordinances, <br />policies and regulations. Please note that this review is for Planning Division <br />approval, this does not constitute a complete building plan review, a formal plan <br />check review will be completed at time of project submittal to the Building <br />Division. <br />B. Building Permits Required. At minimum, the following shall be included in the <br />submittal application for the Building Permit. <br />1. A Soils Report is required. <br />2. Letter from Geotechnical Engineer is required, stating they have reviewed the <br />structural plans and are in compliance with their Soils Report. <br />3. Property is partially located in a Landslide Zone, it is recommended drainage <br />and water from downspouts is not dissipated onsite <br />4. Photovoltaic electric system will be required per 2019 California Energy Code. <br />5. Structural plans and calculations are required. <br />6. Title 24 is required. <br />7. Construction and Demolition per CalGreen is required. <br />8. CalGreen Residential Mandatory Measures Checklist is required. <br />9. Egress windows for bedrooms is required. <br />10. A Gasline Diagram for all new gas appliances is required. <br />11. Fire rating is required for walls, roof, and roof eves within 5 feet of property <br />lines. <br />12. No Design build for MEP is allowed. <br />13. All revision clouds and delta's added during Planning approval must be <br />removed prior to submitting to Building for permit. <br />III. ALAMEDA COUNTY FIRE DEPARTMENT REQUIREMENTS <br />A. Review of Planning referrals are usually based on information and plans that lack <br />sufficient information and details for specific comments.
