Exhibit B <br />CONDITIONS OF APPROVAL <br />PLN20-0010 <br />201 Foothill Blvd., APN 047-5580-003 <br />Plazita Schools Inc., c/o Krystell Guzman (Applicant) <br />Plazita Schools Inc. (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />1. The project shall comply with the Applicant Project Description and Exhibits A through <br />F, attached to the staff report. Exhibits are on file at the City of San Leandro, Community <br />Development Department, 835 East 14th Street, San Leandro, California, 94577. <br />a. Exhibit A — Cover Sheet, Existing Site Plan, Project Data (Al-1) <br />b. Exhibit B — Proposed Site Plan (A1-2) <br />c. Exhibit C - Existing and Proposed Floor Plan (Al-3) <br />d. Exhibit D — Elevations/Section Drawings (A1-4) <br />e. Exhibit E — Trash Enclosure Details (A3-5) <br />f. Exhibit F — Note Details (A4-6) <br />2. Successor Notification. The Applicant and/or Property Owner shall be responsible for <br />assuring that any successor in interest who assumes responsibility for this zoning <br />approval is informed of its terms and conditions. <br />3. Passenger Loading and Unloading Plan. Prior to issuance of Building Permits, the <br />applicant shall prepare and provide a passenger loading and unloading plan indicating <br />where vehicles will queue for drop-off and pick-up of children. <br />4. Change in Plans, Use, or Occupancy. Any change or additional occupancy deemed <br />minor in nature may be approved by the Zoning Enforcement Official. A change or <br />additional occupancy deemed major shall be referred to the Board of Zoning <br />Adjustments for its consideration as a modification to the Parking Exception, <br />Administrative Review, Administrative Exception or Fence Modification. <br />5. Expiration. Pursuant to Zoning Code Section 5.08.136, this approval shall lapse on <br />September 3, 2021, unless a) a business license has been issued, coupled with diligent <br />progress evidencing a good faith intent to commence the intended use b) a building <br />permit has been issued, coupled with diligent progress evidencing a good faith intent to <br />commence the intended use; or c) a written request for a one-year extension of the <br />Administrative Review, Administrative Exception, Parking Exception, and Fence <br />Modification applications is approved- by the Zoning Enforcement Official and/or <br />Community Development Director. <br />Agreement to Conditions September 3, 2020 <br />PLN20-0010 Page 3 of 10 <br />
