City of San Leandro <br />Installation Agreement – Att A <br />Page 14 of 17 <br />•Start-up/testing of the new units. <br />The Scope of Work excludes: <br />•Undisclosed electrical and structural upgrades/modifications. <br />•Roofing other than repairs required for new roof curb adapters. <br />•Unforeseen repairs to existing equipment such as, but not limited to, water leaks, piping, <br />valves/actuators, and associated controls not listed in above scope. <br />•Asbestos removal or remediation. <br />Replace one (1) ductless split system unit with a new high efficiency unit of similar size and capacity. <br />Please refer to the HVAC Mechanical Inventory for equipment size and location. <br />The Scope of Work includes: <br />•Removal and proper disposal of the existing unit per EPA guidelines. <br />•Proper disposal or containment of refrigerant. <br />•Installation of one (1) new split system unit with programmable thermostat. <br />•Disconnection/reconnection of the existing electrical service. <br />•Disconnection/reconnection of existing condensate drain line (installation of new <br />condensate pump as required). <br />•Start-up/testing of the new unit. <br />The Scope of Work excludes: <br />•Undisclosed electrical and structural upgrades/modifications. <br />Lighting <br />Retrofit existing interior T8 fluorescent lighting systems with new high efficiency LED lighting <br />systems. Please see the Lighting Summary in Attachment B for detailed information on lighting scope, <br />quantities, and locations. <br />Retrofit existing exterior building-mounted CF lighting systems with new high efficiency LED lighting <br />systems. Please see the Lighting Summary in Attachment B for detailed information on lighting scope, <br />quantities, and locations. <br />Public Works <br />Controls <br />Expand the existing Johnson Controls BAS to three (3) HVAC units serving the Parks, Building <br />Maintenance, and Shop buildings. <br />The Scope of Work includes: <br />•Disconnection and removal of the existing thermostats. <br />•Installation of new control wiring as necessary. <br />•Installation of new wall mounted temperature sensors. <br />•Engineering, programming, commissioning, documentation, graphics, and start-up. <br />•Integration to the City’s existing Johnson Controls BAS network server. <br />The Scope of Work excludes: <br />•Any required upgrades or improvements to the existing network. <br />47
