Calculation of Floor Area, Single Family Dwelling. The floor area of a single-family dwelling shall be <br />calculated as follows: <br />1. The floor area shall include the total horizontal area of each floor within the exterior walls <br />of the building(s) that comprise the primary residence, include any enclosed space with a <br />seven foot or greater ceiling height, and as measured at the exterior face of the enclosing <br />walls. The calculated floor area shall be doubled for that portion of interior space with an <br />interior ceiling height of 15 feet or greater. <br />2. The floor area shall exclude: <br />a. Garages, carports and accessory buildings other than accessory dwelling units. <br />Accessory dwelling units are included in the calculation of floor area; <br />b. Portions of attics and lofts which have less than a seven -foot ceiling height, see <br />definition of "Attic" in Section 1.12.108 Definitions; <br />C. Basements, unless any part of the basement is seven feet six inches or higher, <br />then all areas greater than five feet in height shall count as area for floor area ratio <br />calculations, see definition of "Basement" in Section 1.12.108 Definitions; and <br />d. A balcony, porch, deck or other structure where at least one of the longest <br />dimensions is completely unenclosed. <br />B. Exceptions to the Maximum FAR may be allowed subject to the approval of Major Site Plan Review. <br />A-9 <br />
