City of San Leandro <br />A-14 <br />C. Common Open Space. Common open space, provided by non-street side yards, courts, patios, <br />terraces, and rooftops shall be designed so that a horizontal rectangle inscribed within it has no <br />dimension less than 10 feet and a minimum area of 300 square feet, shall be open to the sky, and <br />shall not include driveways, pedestrian access to units, or parking areas, or area required for front <br />or street side yards. Common open space provided on roof tops shall be surrounded by a parapet, <br />wall, or other enclosure that is at least four feet high, and shall be subject to approval by the Zoning <br />Enforcement Official. The Board of Zoning Adjustments may allow a percentage, not to exceed 30 <br />percent, of the total roof top open space provided to be used to satisfy the open space requirement <br />of Section 2.08.336 Open Space for Multi-Family Residential and Mixed-Use Residential <br />Development of this Code. To approve roof top open space, the Board of Zoning Adjustments must <br />make the following findings: <br />1. The roof top open space is readily accessible to all residents of the complex; <br />2. The roof top open space includes areas for active recreation or has significant aesthetic <br />value, or a combination thereof; and <br />3. The roof top open space is an amenity of the development which adds value to the project <br />overall. <br /> <br />2.04.360 RM District—Multi-Family Dwellings, Requirements for Planting Areas <br />A. Yards Adjoining Streets. All visible portions of a required yard adjoining a street shall be driveways, <br />walks or parking areas, or planting area or landscape that may include areas covered by ornamental <br />gravel, crushed rock or similar materials. <br />B. Interior Yards. At least 50 percent of each required interior side yard and rear yard shall be planting <br />area having a minimum width of five feet adjoining a side or rear property line, provided that the <br />width of a required planting area may be reduced to three feet in one side or rear yard adjoining a <br />driveway or patio, and a nonresidential accessory structure may occupy a portion of the planting <br />area in a rear yard. <br />63
