Failure to make the required finding under (a) shall require <br />denial of the application for an Exception made under this section. <br />3. Notice, Review and Appeal Process. Requests for granting of an Exception shall be made <br />concurrently with, and have the same noticing requirements as, an application for MAJOR <br />View Preservation/Site Plan Review as specified in Subsection D, below. <br />DD. View Preservation/Site Plan Review. <br />1. Applicability. Single-family construction projects in the RS-VP Sub-District: <br />a. MAJOR View Preservation/Site Plan Review. MAJOR View Preservation/Site Plan <br />approval is required for either: <br />i. New Home: A new single-family home; or <br />ii. Single-Story Addition: Any addition, including accessory structures or <br />garages, containing 250 square feet, or more; or <br />iii. Large Home: Any addition that results in a home with floor area greater <br />than 4,000 square feet; or <br />iv. Height Exception. Any addition for which a Variance or an Exception (per <br />Subsection C, above) is requested. <br />b. MINOR View Preservation/Site Plan Review. For single-family construction <br />projects NOT subject to MAJOR View Preservation/Site Plan Review as required <br />in Subsection D.1.a above, MINOR View Preservation/Site Plan Approval is <br />required for either: <br />i. Construction for any addition requiring a building permit, including <br />accessory structures and garages; <br />ii. For outdoor features such as gazebos, trellises, and other <br />architectural/landscape elements that are more than 120 square feet in <br />size, and/or 10 feet or more in height. <br />Floor area for the primary residential structure shall be calculated as specified in Subsection D of Section <br />2.04.404 Residential Site Plan Review—Measure of Floor Area and General Requirements. <br />2. Exemptions. Non-structural alterations that do not require building permits are exempt <br />from this section. <br />3. Review and Approval Authority. <br />a. MAJOR View Preservation/Site Plan Review—Height Exception and/or Large <br />Home. For projects that meet the requirements for Major View Preservation/Site <br />Plan Review as specified in Subsection D.1.a.iii or D.1.a.iv above, the Board of <br />Zoning Adjustments (BZA) shall review and either approve, conditionally approve <br />or deny a Residential Site Plan. <br />74
