City of San Leandro <br />A-56 <br />Section 2.08.336 Open Space for Multi-Family Residential and Mixed-Use Residential <br />Development <br />A. Basic Requirement. In addition to the general landscape requirements prescribed in Chapter 4.16 <br />Landscape Requirements and Subsection A of Section 2.08.324 Minimum Site Landscaping, the <br />following requirements for minimum required open space apply to all multi-family residential and <br />mixed-use residential development in the C, P, NA, DA or SA Districts. <br />ZONING DISTRICT REQUIRED OPEN SPACE (SF / DU) <br />CN, CC, NA-1, NA-2, P 200 <br />SA-1, SA-2, SA-3, DA-1, DA-2, DA-3, DA-4, DA-6 60 <br />B. Private Open Space. Private open space meeting a portion of the requirement shall be provided as <br />one of the following: <br />1. A private balcony attached to a dwelling unit with a minimum area of 60 square feet and a <br />minimum horizontal dimension of six feet. <br />2. A private porch, deck, patio, or court with a minimum horizontal dimension of 10 feet and <br />a minimum area of 120 square feet. <br />C. Common Open Space. Common open space, provided by non-street side yards, courts, patios, <br />terraces, and rooftops shall be designed so that a horizontal rectangle inscribed within it has no <br />dimension less than 10 feet and a minimum area of 300 square feet, shall be open to the sky, and <br />shall not include driveways, pedestrian access to units, or parking areas, or area required for front <br />or street side yards. Common open space provided on roof tops shall be surrounded by a parapet, <br />wall, or other enclosure that is at least four feet high, and shall b e subject to approval by the Zoning <br />Enforcement Official. The Board of Zoning Adjustments may allow a percentage, not to exceed 30 <br />percent, of the total roof top open space provided to be used to satisfy the open space requirement <br />of this Section. To approve roof top open space, the Board of Zoning Adjustments must make the <br />following findings: <br />1. The roof top open space is readily accessible to all residents of the complex; <br />2. The roof top open space includes areas for active recreation or has significant aesthet ic <br />value, or a combination thereof; and <br />3. The roof top open space is an amenity of the development which adds value to the project <br />overall. <br /> <br />Section 2.08.340 Additional Property Development Regulations: Commercial and <br />Professional Districts <br />A. Ground Floor Retail in DA-1. Retail uses required on ground floor on parcels fronting on East 14th <br />Street and Washington Avenue, north of Parrott Street. <br />105
