146. All areas designated as part of fire access, including roads, driveways, turnouts, turnaround areas, <br />and fire ground operation areas, when required to be posted as fire lanes, shall be in the accordance <br />with the following: <br />a. Fire lane areas shall be clearly marked with red striping no less than 6 inches in width, <br />running along the edge of the roadway. Painted upon the red striping, in white letters no <br />less than 6 inches in height, shall be the words "FIRE LANE" at 20-foot intervals. For curbs, <br />red striping shall be provided along the face and top of the curb. In white letters, the word <br />"Fire Lane", no smaller than 4 inches in height, shall be painted on the face of the curb <br />every 30 feet. <br />b. Fire lane signs shall be posted immediately adjacent to and visible from designated fire <br />lane areas. Signs shall meet Caltrans specification standards (R26F CA). <br />c. Signs shall be required at the beginning of the designated fire lane area, at the end of the <br />designated area, and in between so such signs are Clearly visible. <br />Developer Hotel <br />147. The wharf hydrant shown on sheet C6.2 is not approved and shall be removed from the plans <br />submitted for building permit issuance. <br />148. Fire Department Access for Hotel and Restaurant to meet requirements of Section D105 of the <br />California Fire Code for Aerial Fire Apparatus Access Roads. <br />Single-Family/Townhomes <br />149. Approval of the Single -Family Element (single-family homes and townhomes) by the Fire <br />Department does not constitute approval or vesting rights relative to the architecture of the homes. <br />The Applicant/Developer shall obtain prior approval for each design from the Alameda County Fire <br />Department prior to building permit issuance. The architecture/height of the structures shall be <br />limited to the fire department access roads provided. <br />XII. ENVIRONMENTAL SERVICES <br />150. The Applicant/Developer shall be responsible for ensuring that any fill needed on site consist of <br />clean dirt that meets residential environmental screening levels for shallow soil. The source and <br />analytics of the soil being imported shall be included in any Grading Permit application package and <br />also made available to the Environmental Services Division for review. <br />151. The handling, which includes storage, of hazardous materials in quantities equal to or greater than <br />55 gallons, 200 cubic feet or 500 pounds requires submittal of a Hazardous Materials Business Plan <br />(HMBP). HMBP submittal shall be completed via the California Environmental Reporting System <br />(CERS) online at http://cers.calepa.ca.gov/. An HMBP shall be submitted prior to placement of <br />registerable material onsite. The plan is subject to the review and approval of Environmental <br />Services. Per Government Code Section 65850.2, the City shall not issue a final certificate of <br />occupancy or its equivalent until the HMBP requirements are met.
